We were delighted to have played a small part in helping Bloor Homes win full planning permission on their Littleborough development, on the outskirts of Rochdale.
With views over Hollingworth Lake, the development provides around 300 homes, and the CGIs which we created for them to visualise the homes, the environs and the layout, for use not just in the planning process but in their marketing for the site, helped to bring the project to life.
Professional CGI visualizations significantly improve planning applications by providing local authorities and community stakeholders with clear, accurate representations of proposed developments. Unlike traditional 2D drawings or floor plans, these 3D renderings allow planners and decision-makers to assess mass, scale, and how the development will integrate into the existing streetscape and landscape. This visual clarity reduces misunderstandings and enables more informed decisions during the planning review process.
CGIs also demonstrate a developer's commitment to quality and professionalism, which can strengthen an application's credibility and increase approval prospects. High-quality visualizations show attention to detail, from facade treatments and materials to landscaping, and help communicate the design rationale effectively. This can be particularly valuable for contentious sites or in conservation areas where context sensitivity is critical to securing planning consent.
What's more, photorealistic renders facilitate community engagement and consultation by making proposed changes accessible to the general public. Rather than interpreting technical drawings, residents can immediately grasp what a development will look like from key viewpoints. This transparency can build local support, reduce objections, and help developers navigate the consultation process more smoothly, ultimately expediting the planning timeline and reducing the risk of costly redesigns post-approval.
